Annual Meeting of Members

July 19, 2003

Meeting called to order at 11:05 a.m. by President Ron Wencil.

Present:  President Ron Wencil, Secretary John Leonard, Directors Ed Kassmel, Jim Corning, Neal Harvey, Laurel Cashman, and Ed Cole, Manager.

President Ron Wencil opened the meeting and the directors introduced themselves.  Secretary John Leonard read the annual meeting notice and read the minutes of the annual meeting of Aug. 17, 2002.  The minutes were seconded and approved as read.  Ron Wencil read the Treasurer’s report and that was seconded and approved as read.

Ron spoke about improvements to the clubhouse that included:

1.    New floor in the clubhouse, hallway and changing area.
2.    The pool area was powerwashed and painted with special paint to combat mold.
3.    Clubhouse and restrooms were painted and new curtains put in the changing room.
4.    New alarm system with cameras and motion sensors, a card reader, and a nuisance alarm for the poolside door.

Future Improvements:

1.    New pool liner
2.    Upgrade pool ventilation system.
3.    Humidity alarm
4.    Water alarm for water if the sump pump fails again.

Ron asked the membership if there were any questions.

Question:  Jack Holland wanted a copy of the treasurer report.
Answer:    A copy will be mailed ASAP.

Question:  Explanation on the primary and second homeowner tax rate?
Answer:    Ron asked Paul Schwippert to explain.  Paul explained that the two-tier system has to            be approved by the legislature.  The primary homeowner will pay a rate of $1.10 per 1000  (thousand) while a second homeowner rate will be $1.55 per 1000 (thousand).

Question:  What to do about the ants that are inside of the liner of the pool in the corner?
Answer:     Our caretaker Bob Arms will be told to check it out.

Question:  Who responds to the alarm system?
Answer:    Caretaker Bob Arms and the State Police.

Question:  The door in the ladies room came off the hinges?
Answer:    Caretaker Bob Arms will take care of it.

Next order of business is the election of directors.

Nominees from the nomination committee are Neal Harvey, James Maloney and Ron Wencil.  There were no nominations from the floor.  Neal, James and Ron were elected for a three-year term.

Ron presented Neal Harvey with a plaque for his work and time with the painting of the pool area and heating and ventilation system.

Ron presented Carolin and Ed Kassmel with a plaque for all the time and effort over the last 10 years running the picnic.

Ron has a plaque for Rusty Gower for his work and time with the painting of the pool area and the heating and ventilation system.

Ron also told the membership that he had a road and street map of Wardsboro for everyone.

Motion to adjourn at 11:30 a.m.

Picnic followed immediately.
