BUDGET HEARING NOTICE & NEWSLETTER March 2005 Dear Property Owner: The Budget Hearing to discuss the 2005/2006 Proposed Budget of Snow Mountain Farms Improvement Association will be held on Saturday, April 9, 2005 at 4:00 PM in the recreation center at Snow Mountain Farms, West Wardsboro, Vermont. NEWSLETTER – March 2005 The Board of Directors of Snow Mountain Farms Improvement Association, Inc. trusts you are having a healthy, happy and prosperous 2005, and enjoying the winter season. We would like to bring you up to date on current activities of the Board of Directors that are of importance to all members. The Officers for the 2004/2005 current year are President-Ron Wencil; Vice President-Neil Harvey; Secretary-John Leonard; Treasurer - James Corning. Directors are Laurel Cashman, James Maloney, Rusty Gower, Dirk Cionci, Paul Rothbart and Edward Kassmel. Effective January 01, 2005 Snow Mountain Farms Improvement Association, Inc. is now under the management from Wallace Properties, in West Dover VT. We have been in the transfer of responsibilities and looking forward to our new relationship. Mark Wallace and his team currently manage many association ownerships in the MT Snow area for many years. Additional home services will be available to you from Wallace Properties in maintaining your investment. More information will be available at the annual meeting. We were able to pre-pay 2005 oil helping to maintain our projected costs and sold foreclosed lots to off set expenses. This year's Annual Membership Meeting and Picnic will take place at the Clubhouse July 23, 2005. It is a lot of fun for the kids, and a chance to meet your neighbors. Details and reminders to follow. Nevertheless, save the date now!! Recently we have installed a new replacement boiler for building and pool heating. We were able to negotiate with the manufacturer for partial warrantee costs from the failed unit. Additional planned improvements include repairs or replacements of the ventilation system, re-surfacing & re-painting of the tennis court, sign replacement and exterior painting of the club house. We have received letters and calls from property owners voicing their concern with Quad recreational vehicles. Go-carts and non-registered motorcycle dirt bikes. These vehicles are not permitted anytime on the town or state roads, snowmobile trails, SMF Recreation Area, and property other than your own or permission from landowners. Please respect the rules and your neighbors. Please inform any guests of your home of the rules. We have instructed individuals to contact local authorities to report problems. A few reminders as property owners as we move into the year: • Other than for preliminary site engineering, no clearing or excavating may be done before receiving an ACC permit. Burning of brush or building debris may not be done without a permit from the Town Fire Warden • Unregistered vehicles should not be sitting in driveways or yards • There should be no unsightly storage of materials/trash around yard Should you have any questions or like to have further SMF information, please visit our WEB Site at www.snowmountainfarms.com.
